What goes wrong when a modern built-in meets a 1950s kitchen

The blocks between the ocean and Third Street in Jacksonville Beach, and much of Neptune Beach, hold housing built long before anyone specified a 36-inch column refrigerator or a 1200 CFM hood. Almost all of it has been renovated at least once, and often three times, with a different budget and a different contractor each time.
The appliances are usually the newest thing in the room. The cabinetry, the duct runs and the wiring generally are not.
Cabinet openings that were widened by hand
Built-in refrigeration has tight dimensional requirements — width, depth, and critically the height of the finished opening, because the top of a column carries the condenser and needs clearance to breathe.
In a retrofit, the opening is often widened by removing a stile and the header above it is left carrying load it was never detailed for. Over a few years the opening settles, the cabinet sits fractionally out of square, and the doors stop closing flush. What the owner sees is a gasket that will not seal and a cabinet face that sweats. What is actually wrong is the carpentry.
We can adjust hinges to a point. Past that point, the honest answer is that the opening needs work before the appliance can be made right, and we will say so rather than sell you a third gasket.
Blocked toe-kick and top grilles
This is the single most common thing we find, and it is almost always accidental.
A toe-kick grille exists to feed a condenser. New flooring goes in after the appliance, a trim strip gets added at the base, and the grille is now half covered. Or a wine column goes into a butler’s pantry with a solid door, or an under-counter unit is boxed into an island with no clearance at the back.
The appliance runs, the cavity around it heats, and it is asked to reject heat into air that is already too warm. The classic pattern is a cabinet that holds temperature perfectly through the winter and fails every June.
Checking clearance costs nothing and it is the first thing we look at on any “runs constantly” call.
Ventilation ducted around obstacles
Older cottages have joists, roof lines and second storeys where a duct wants to go straight. The compromise is elbows, and each one costs extraction.
We also find reductions — a hood with a large collar joined to smaller pipe because that is what was in the ceiling already — and long flexible sections that have sagged into a low spot. Any of these turns a strong hood into a weak one without the blower being at fault at all.
Combine that with a coastal exterior cap whose damper has partly seized and you have a hood that sounds busy and clears nothing.
Drain lines with no rise
A dishwasher drain needs a high loop, or a proper air gap, so that sink and disposal use cannot push water back into the machine. In older kitchens the line frequently runs flat across to the disposal because that was the shortest route.
The symptom is standing water in the sump, or an odour, or a machine that seems to fill during a cycle it is not running. It gets diagnosed as a drain pump. It is thirty minutes of plumbing.
Circuits that were extended, not redesigned
Wiring is the one that costs people the most money for the least reason.
A modern induction cooktop needs a dedicated circuit of the right rating. In a cottage whose service was extended rather than replaced, we find cooking equipment sharing a run with countertop outlets, or on a breaker sized for an older, smaller appliance.
The symptom is an induction element that works for a minute at high power and then shuts down, or a cooktop that behaves in the morning and misbehaves when the air handler is cycling. That is identical to the symptom of a failing power board, and the board costs many times what a supply measurement does.
